Purchasing or building a new home is a major milestone in your life. Regardless of whether you’re a first time buyer, taking a step up to a larger home as the family grows, or downsizing to more comfortably suit a relaxing lifestyle.

Lend Lease are committed to making the complete experience as straightforward and as hassle-free as possible. In this guide you’ll find 10 steps that have been designed by Lend Lease to ease you through the process from paying a deposit, right through to becoming a happy member of the Varsity Lakes community.

The first step is to determine which Lend Lease block is the perfect fit for you. At South Bay at Varsity Lakes you have the choice between lakefront or park blocks, both available in a selection of sizes to suit a variety of budgets and lifestyles.

The next step is to choose which home design is the perfect fit for you. Depending on what size block you have chosen, at South Bay you’ll find a number of clever home designs suited to a variety of lifestyles.

Hide details for Step 3 - Your deposit and signing your contractStep 3 - Your deposit and signing your contract

At this point you’re well and truly on your way! Purchasing your new block at Varsity Lakes requires an initial deposit and this is paid by cheque or direct deposit at the time of signing your contract. In accordance with the Property Agents and Motor Dealers Act 2000, we encourage you to seek independent legal advice prior to the contract’s execution. We further direct your attention to the warning statement and information sheet which will be attached to the front of your contract.

Once the contract has become unconditional, which means the contract has been executed by all parties, and any conditions have been met, a 10% deposit of your purchase price will be required.

If your contract has a finance clause that requires you to organise the amount you need to borrow, you must inform Lend Lease of the outcome of your finance application by the specified date.

When your finance is approved on acceptable terms or you are otherwise satisfied that you will obtain finance, just let your solicitor know and they will notify us on your behalf. The contract will then become unconditional in that regard. If your finance is not approved, again let your solicitor know and communication of this will then be generated between our solicitors and yours. The contract will be terminated and your deposit will be refunded to you.

Settlement of your lot will be within 14 days of registration. Your solicitor will inform you when registration has occurred. Lend Lease will notify you if there is any change to the anticipated registration date as mentioned in your contract. The balance of the purchase monies is due within 14 days of registration and you should notify your lender as soon as possible of the settlement date. Please make sure you sign and return your mortgage documents to your lender as soon as possible.

Generally, the settlement process will be communicated through our solicitor and yours.

Purchasers must obtain Lend Lease approval for any building work to be carried out on your lot. Please refer to the Covenant Guide and the ‘South Bay Approval Process’ within.

Time to build your new home

Construction of your new home will need to be completed within 12 months of settlement of land, or as otherwise specified in the special requirements of your contract.

Landscaping your new home

All garden areas including front verges, within public view, must be landscaped with a combination of trees, shrubs and turf. Please refer to the South Bay covenant guide for full details.

Insurance companies (car, house & contents, health, life, etc.)

Change details on your Driver’s Licence
Complete Electoral Enrolment forms
Arrange for an extra key to be cut
Arrange a newspaper delivery
